A 39-acre farm in West Cork is new to the market with Clonakilty-based auctioneers Hodnett-Forde Property Services and is already being offered, according to sales agent John Hodnett.
The farm is in the commune of Bauravilla, approximately 5 km north of Skibbereen and 1 km east of the R593 which connects Skibbereen and Drimoleague (7 km north of the farm). It is presented to the market in lots and includes a traditional farmhouse and some old stone outbuildings.
“This is a sale by executor,” says John. “The lands are approximately 39 acres in all.”
The land is of mixed quality, says John: “There would be around 12 to 15 acres of grassland – some good and some average quality, while the remaining land would require reclamation.
Despite the fact that this plot of land is not ready to leave, it still does not lack interest. This is probably due to the fact that it primarily represents a good opportunity to acquire space at a reasonable price level.
Second, the existence of the house on the farm makes it an attractive asset in times of housing shortages. “The property is subdivided by a secondary tarmac road and the grounds are securely fenced on all sides,” says John.
The natural subdivision delineates the two lots – Lot A on the east side of the road contains 34.5 acres of land and includes the house and farm buildings. Lot B on the west side is in a single division and contains approximately 4.5 acres of good quality land.
The house is an important asset in the farm, located just off the public road and with a set of useful outbuildings.
“The house is a traditional two-storey stone farmhouse,” says John, “with a fairly good roof and PVC windows and doors. There are three bedrooms, a kitchen and a living room. It would need to be modernized and updated.

“The property has been on the market since last Thursday and there is already activity on it. It is already proposed, in fact.
“I would say it is suitable for subdivision if required by the next owner. It should certainly be an attractive property for a number of adjacent farms, due to its size. Or indeed it may interest a hobby farmer.
There can be a range of buyers potentially interested in this farm – tempting for those wanting acreage at a good price, as well as those looking for a home or investing in the future. The price expectation of €275,000 to €300,000 is realistic.
