A Look at the Top Rated Kansas City Realtors


Kansas City’s top realtor, Bryan Huff of Keller Williams, leads a group of more than 4,800 professionals in the area, according to the most recent profile from US News & World Report. The report uses HomeLight numbers on which agents are selling properties faster and for the highest selling price, but we thought we’d dig a little deeper into a few of these agent profiles to isolate why Huff and others are doing so well. Here are some more reasons we found.

Bryan Huff – CEO of the Huff Group

Bryan Huff sold 99 properties recently, with an average time on market of just 58 days, according to data from HomeLight. You’d think such a successful seller might have a special niche or neighborhood, home class or some other secret, but Bryan’s deals in 2021 (280) are spread throughout the Kansas City area. Huff Group is ranked #1 in the 5-state area and its sales are fairly evenly split between Olathe, Overland Park, Shawnee, Lenexa, Kansas City, and Gardner.

On Facebook, Bryan has more than 4,800 friends and his profile is a mix of ads and personal shares. Huff Group essentially presents itself as “friendly” on Facebook, Instagram and even on Twitter and LinkedIn. Bryan has been in business for about 15 years and has about 1,760 transactionss, according to HomeLight. He sold something like 1,666 single-family homes at an average price of $290,000.

The really neat thing about Huff Group is that the agency doesn’t seem to get leads the way others do. I can’t find the top of their online marketing funnel. They don’t seem to be buying keywords, social media isn’t selling homes but supporting brands, and the company’s SEO (search authority) isn’t outstanding either. But without a ton of Google ads or domain authority, search engine traffic to real estate sites will be minimal anyway. That said, it’s clear that Huff Group must have a hell of a network and a great reputation to make it to the top of the HomeLight list.

Scott Strevel – KC Homes 365

Scott Strevel is also an agent for Keller Williams who has amassed an impressive sales record over his 40-year career. According to HomeLight, it has 703 single-family home transactions with an average time on market of only 47 days. In short, it sells its listings faster than all but two of the other top-rated agents, and at higher prices than almost everyone else.

Strevell is the team leader of KC Homes 365, and while his sales are also fairly evenly split, he seems more focused on Overland Park. When it comes to social media, Strevell and KC Homes 365 have done a great job of covering it up. Sorry to be blunt, but if I can’t find you in 30 minutes on the internet, no one can. I finally came across KC Homes 365 on Twitter and using Instagram, where Strevell seems to be trying his hand a bit (175 followers).

This top KC agent has to rely on physical marketing methods and the Keller Williams network to get his leads. Hats off to Strevell for being able to be one of the most successful agents in the area, with mule business practices. Anyway, that’s the name of the game anyway. One thing I will give Strevell numerically is the fact that 117 5-star reviews on Google Maps is a key indicator of a strong business and a strong brand, brick and mortar or not.

Ana Spradling, another Keller Williams agent, sells real estate in less time and at higher prices than any other agent on the list. With 495 transactions, the agent converted 94% of the time for an average sale price above $288,000. Once a property is listed with it, it usually sells within 44 days. If you think about the current market and the region in which it operates, it is amazing.

His Spradling Realty Group ticks all the numerical boxes, but with efficiency in mind. On Facebook, the agency is friendly but above all informative, giving its brand a credible value. And only that. It is Ana’s personal profiles that carry the day of brand recognition. On Facebook, she has more than 3,000 engaged friends, and on Instagram, the broker’s fun profile doesn’t hurt her credibility either. It’s also easy to see that she does her SEO and marketing due diligence, as 84 5-star reviews on Google Maps don’t “just happen.”

Believe it from someone who gets paid to create visibility, Spradling’s IT people mean business. According to the National Association of Realtors, 94% of home buyers search for their dream home online, so maybe Ana Spradling’s apparent advantage is that slightly larger digital footprint?

Kristena Richey – Founder of Richey Real Estate Group

Kristena Richey is the founder of Richey Real Estate Group and agent at Reece Nichols Lee Summit. She is on the list because she sells a property almost as soon as she is listed, like many other professionals in Kansas City. 50 daysthat’s about the time it takes Richey to move a single-family residence to the area.

Like some of the other top agents, she does not rely on her brand or the brand footprint of the entities she works with. On Instagram, Facebook and using ReeceNichols’ substantial visibility in the region, the 16-year-old industry veteran leverages the authenticity and hard work of her business’ online appearance.

Most of Kristena’s sales seem to be in Kansas City, Blue Springs and Independence. From the data on HomeLight and the web, it seems she’s also an expert on rehab properties for first-time buyers and investors.

Krystle Espinoza from Bash & Co./Sotheby’s

Krystle Espinoza is a Bash & Co./Sotheby’s agent who has sold every property entrusted to him in just 47 days of their registration. Krystle seems to rely on Bash & Co.’s social media presence, which is a bit corporate, but still very good compared to the average online brokerage. The company’s presence on Instagram is very nice, and whoever their social media manager is, they have a clear advantage over 99% of the operators. That said, the Sotheby’s brand seems to carry Bash & Co., but not their stellar agent. Espinoza’s @homesweethomekc Instagram is even better than Sotheby’s.
