For Richard however, his real estate career began almost two decades ago.

“I’m a typical family man with a very supportive wife and two kids who allow me to work late into the night when needed,” he told the County Derry Post.

“I started my career with Ulster Property Sales in Belfast after graduating from university. It was almost 20 years ago when I started as a junior negotiator. company to become a sales manager, I had the opportunity to partner with an old school friend who was planning to open a real estate agency in Magherafelt where I grew up.

“We opened the office in October 2010, but after a few years my business partner had the opportunity to move abroad with his family. So I took over the business and eventually rebranded it under my own name. of family. This is how McCulloch Estate Agents was born in early 2016.”

For those considering selling their property, Richard has the following advice.

“Present your property in a way that highlights its features and makes it more attractive to buyers. Try to declutter while storing more personal items to make every room look fresh and spacious. A quick lick of paint or a touch up of marks on the walls is definitely worth doing. First impressions are everything, so the front of the property should be attractive with well-mowed lawns and a clean driveway if you have one. Smells can impact how buyers feel about a property, so a good scent in the lobby is good advice,” he said.
“Finally, when asking multiple real estate agents to appraise your home, don’t just choose the one with the highest appraisal. Anyone can pick a number from the air, but the challenge is to sell the property for the best current market price. That’s why an agent’s background, experience, and reputation are more important to sellers than one with a good sales pitch. »

For many first-time buyers, there’s a lot to consider if you’re considering moving up the property ladder.

“Decide which features are most important in your first home,” advises Richard.

“Is it the location, the number of bedrooms, the size of the garden, the privacy, the interior condition or something else? For most first-time buyers, their savings make up the entire down payment. So they don’t have extra funds to renovate a property. It is therefore important to buy a house that requires very little work. Bring someone with some building experience to your visits to point out any potential problems, although your mortgage survey will highlight any flaws that need to be fixed.

Although the industry can be difficult at times, Richard says he is very satisfied knowing that he has helped someone find their dream property.

He continued, “Every day is different and brings new challenges. The common challenge is to manage the expectations of our sellers and do our best to ensure that their property is sold at a price that suits them. We manage dozens of rental properties, so we need to be aware of any maintenance issues reported by tenants and make sure everyone pays the rent in full and on time. A daily challenge is to fit everything I need to do into the workday, but I always seem to manage it.

“The best part of my job is the feeling of finding someone their next home and telling them the good news that their offer has been accepted. That feeling of securing a deal for the seller while finding someone their perfect home is why I do this job. When you hand someone the keys to their first home or even just a rental property they wanted so badly, it makes for tough days to endure.
