A new way of marketing properties for sale has been pioneered by a collective group of notary and ESPC estate agents.
Offers accepted subject to the sale of the buyer’s property are common practice in many property transactions in Scotland. This proposal is marketed to target the reverse and allow sellers who want the same assurance that they will have time to find their next home.
ESPC’s new Unlock program will add additional clauses to missives, giving home sellers a solid buying position to secure their next home, with the certainty of what they can afford. For buyers, it will offer homes for sale that would otherwise likely never come on the market.
For many homeowners, the desire to move is outweighed by the convenience of finding a home to move to. The challenge of finding a new home in a short period of time is too much for some. Unlock provides the opportunity to put these properties on the market and introduce a wide variety of homes for sale to the market that would otherwise likely not be available.
There are reassurances throughout with both sides completing missives within the usual time frame. However, the seller will have the option of opting out of the sale if they are unable to find a new home to buy. There will be the possibility of negotiating financial compensation if this happens after the contracts are completed.
