A leading property and lettings agency in Plymouth has invested in a new office after the city’s property market experienced a record year for house prices.

Lang Town & Country, formed in 2015 from the merger of two of the city’s oldest property companies, has moved to new premises in Mutley Plain, close to its former home on Mannamead Road.

It comes after Lang Town & Country sold 465 homes in 2021, more than 50 more than any other agent, he said, making it the city’s top agent for the third consecutive year.

The relocation also came after a busy year for the Plymouth property market with more and more people looking to move, competition for properties has reached an all time high.

Despite the impact of Covid-19, a record number of Plymouth homes sold above their asking price. According to Dataloft, the average sale price of a house in Plymouth over the last 12 months was £219,468. This is 9% more than the previous year.

Plymouth estate agents believe that figure is actually closer to 12%. In the PL3 postal code alone, properties increased by 15%.

Matt Minett, Landed New Homes Manager at Lang Town & Country, said: “Plymouth and surrounding areas have seen one of the busiest markets in living memory in 2021.

“Among the main factors behind this was the Stamp Duty Land Tax (SDLT) holiday. Over a million people saved money on buying a property since the program was announced in July 2020.

“Even after the holidays ended, demand from house hunters for quality homes in Plymouth remained high. We have also seen people wanting or needing to work from home. And there has been a surge in demand from shoppers moving to the South West for a different way of life in light of the Covid-19 pandemic. »

Demand has been no different in the rental sector, where a growing number of people see real estate as a long-term investment. Richard Rabin, director of Lang Town & Country, said: “I would say that 2021 has been the busiest year I have ever seen for rentals.

“Things calmed down as Christmas approached, but the first days of the new year have started off with a bang. I expect the same for 2022, with rental prices remaining high and demand strong. people looking to rent. The timing of the move to our new offices couldn’t have been better. We look forward to welcoming buyers, sellers, tenants and landlords.

Lang & Co was founded in 1993, followed in 1997 by Town & Country Lettings. Since merging with Town & Country, the company has built a reputation for local knowledge, professionalism and service in and around Plymouth. Led by administrators who specialize in their chosen fields, the team has helped thousands of people sell and find their homes.

Now, nearly three decades after setting up its headquarters on Mannamead Road, the combined company has moved to a new base which it says will ‘redefine the home hunting experience’. Paul Preen, Managing Director of Lang Town & Country, said: “When we first had the idea of moving to a new office, we saw it as an opportunity to do something different.

“Too often real estate agents are hesitant to do something unique. They are too scared to stand out. That means walls filled with shiny signs and properties for sale or rent, and decor that looks like every other agency on the high street.

“Our new office has been specifically designed to improve the customer experience. We have tried to create a welcoming environment that we hope feels more like a home than a business. It’s a modern and contemporary space that will hopefully encourage people to come in, sit down, relax and have a coffee. It’s also great for our hard-working team to have a new base to operate from, especially after the past two difficult years.

During the Covid-19 pandemic, Lang Town & Country has implemented measures such as virtual tours, online tours and increased marketing presence. Mr Preen added: “We are well ahead of the competition when it comes to property sales in Plymouth over the last 12 months. For us, however, it’s not just about the number of homes we sell, but about the customer service we provide. Head over to Google and read our five-star reviews.
