How long will the hot real estate market last?
Although the market has definitely eased over the last one to two months, we still have a deficit in the number of homes for sale compared to the number of buyers looking for their ideal home. That said, I still get multiple offers on my ads, but I may get three to five offers instead of 25-30. Right now, there’s no end in sight for Central Ohio’s hot real estate market.
Is it the right time to sell?
Yes, absolutely – 100% good time to sell residential real estate.
What can I do so that my house more attractive to buyers?
Buyers buy with their eyes first, so we’ll want to create a WOW factor. Make sure your landscaping is clean and mulched, your home is decluttered, including closets so our potential buyers feel there’s more than enough room for them in your home, a fresh coat of paint goes a long way in helping your home present a fresh, clean look. Replacing a front door helps improve the exterior of your home and improve curb appeal.
Is the Zillow estimate for my home accurate?
Although I use Zillow “Zestimates” to provide a data point when researching to help my clients determine a realistic selling price for their home, Zillow is unaware of the variety of upgrades you have made to your house over the years. Have you updated your kitchen? Bathrooms ? Completed your lower level? Zillow has no way of accessing this information and therefore, while they may provide us with an IDEA of the value of your home, a licensed real estate agent can provide you with a much more accurate valuation once they saw your home in person and discussed updates. and improvements you have made over the years.
How long will it take to sell my house?
This is a question that incorporates a variety of variables. I vividly remember the very first hour of my real estate class in 2004, when the instructor banged his fist on the table and said: LOCATION, LOCATION, LOCATION! Where is your house located? Does the interest rate increase affect me as a seller?
It is undeniable that the rise in interest rates has definitely had an impact on the residential real estate market. Unfortunately, the rate increase has taken some of our buyers out of the market as the difference this increase has made to their monthly payment has kept them from buying at this time. It is important to note that we are technically still in a seller’s market, as the number of homes available versus the number of buyers is still not in balance. With rising interest rates, buyers are likely to find themselves in a competitive situation when bidding on a home, but rather than sellers receiving 10-20 offers on their home, they currently receive between 3 and 5.
